Public hearing on sale of land may lead to Tractor Supply finding home in Charles City

A major investment company may be bringing a top tier business to Charles City County.

Twin Rivers Capital LLC, a firm that is contracted to find areas to develop for businesses, will be the subject of a July 23 public hearing that may bring a Tractor Supply store to the locality.

At Tuesday night’s Charles City Board of Supervisors meeting, Charles City Director of Community Development Cynthia Boone announced Twin Rivers Capital intent to purchase approximately 5.15 acres at 10240 Courthouse Road, which is across the street near the entrance of Charles City Elementary School. They are proposing to purchase the land for $120,000 and plan to invest $4 million into the project. Real estate tax revenue from the purchase alone is $27,600, but Boone added that it does not include the investment from any potential tenant. Once the facility is in possession by the tenant, which is currently listed as Tractor Supply, they may make additional changes to suit the stores requirements and needs.

County supervisors agreed unanimously to send the matter to public hearing on July 23, with an emphasis on wanting to hear feedback from constituents.

In other matters addressed by the board:

–Entered into a Memorandum of Understanding with 7&M LLC. County leaders are requesting the company meets with community members regarding the development of a 55 and up Independent Development Apartments on Ruthville Road. The property would be purchased for $44,900 for three parcels of land, with the intent to develop 64 dwelling units. The engagement meeting and additional information is expected to be announced at a later date.
